Panama City Beach and Panama City are two different places
This confuses almost every newcomer. Panama City Beach is the long strip on the Gulf — beach, condos, vacation rentals, Front Beach Road, Pier Park. Panama City is across the Hathaway Bridge to the east — the older working city, downtown, St. Andrews, the marina, and the route out towards Tyndall. They have different housing markets, different traffic patterns and different characters, and people who assume they are the same thing end up living further from work than they meant to.
The year has a rhythm, and it is sharper than you expect
- Spring: spring break. Traffic on the beach roads is a different proposition.
- Summer: peak season and peak heat. Every beach access is busy and every service business is stretched.
- June–November: hurricane season. See the storage guide, and take it seriously in your first year rather than your second.
- November–March: snowbirds arrive. Quieter beaches, busier restaurants at 5pm, and a real seasonal economy. See snowbird storage.
It is a military town, and that shapes it
Tyndall Air Force Base sits east of Panama City and Naval Support Activity Panama City on the west side. Between them they mean a large, transient, friendly population that is used to people arriving and leaving, which is one of the nicer things about moving here — nobody thinks you are odd for being new. Where storage fits in the first month
The pattern we see constantly: people rent somewhere smaller than they left, or somewhere furnished, and arrive with a household that doesn’t fit. Or they close on a house six weeks after their lease starts. A month-to-month unit bridges both without committing you to anything while you are still working out where you actually want to live.
Two specifically local ones: a lot of condos and HOAs will not have your boat or RV on the property — check before you move, not after — and garages here fill with beach and water gear faster than anywhere you have lived before.

Questions people actually ask
- Should I live in Panama City Beach or Panama City?
Depends where you work and what you want. The Beach for the Gulf and the tourism economy; the City for older housing stock, downtown and a shorter run to Tyndall. Drive both at rush hour before deciding.
- Do I need to worry about hurricanes?
Yes, sensibly rather than fearfully. Have a plan, know your evacuation zone, understand what your insurance excludes, and read the storage guide in June rather than in September.
- Can I park my RV or boat at my new place?
Check the HOA or lease before you move. A great many local communities prohibit it, which is why RV and boat spaces stay busy here.
